AllHomes Review; Real Estate website and App

AllHomes is a real estate website and app, based in Canberra, with listings for the whole country. In 2014, it became part of the Domain Group. Read on for my full AllHomes review..

The Good

  • If you are in Canberra, then you will find the most listings on All Homes.
  • If you live outside Canberra, listing your property with All Homes is very cheap.
  • All Homes is very transparent in its pricing. You can easily see how much it costs to list a property on the website.
  • The website and app are very easy to use.
  • The pricing of listings is very transparent.
  • The website has helpful blog articles about real estate in general and real estate in Canberra.

The Bad

  • You will not find as many listings as on some other websites.
  • Listings are quite expensive for Canberra when you compare the cost to other areas in Australia.
  • The share house section of the website does not give as many details as some other websites.

Verdict: If you’re a Canberra local, AllHomes is the real estate website and App to use. Outside Canberra, listing on AH is cheap, but much fewer listings.

 Introduction

All Homes has been a real estate website since 2000. It was actually started by a group of real estate agents in Canberra, but it has continued to grow and has listings for all of Australia. It is an excellent resource for property buyers and sellers in Canberra. In 2014, it was acquired by the Domain Group. Now, it has an app as well as the website and it also advertises in print publications. All Homes website and app has all of the features that you would expect and are very easy to use. For anyone in the Canberra area, it is definitely worth checking out All homes before any other real estate website. 

What is AllHomes?

All Homes1 is a website which was started in 2000 by a group of real estate agents in Kingston, ACT. They are still based there. As well as the website, there is an app and a magazine (AllHomes Magazine). They also advertise in The Canberra Times which is a traditional paper-based newspaper. In fact, if you go to The Canberra Times website, you can click on a link to All Homes from the classifieds.

Who owns AllHomes?

All Homes is owned by the Domain Group. It is a Sydney based company with 900 employees. The Domain Group has one of the largest real estate websites in Australia. It was listed on the ASX in 2017. Domain2 acquired the All Homes website in 2014.

Where is AllHomes based?

The main office of All Homes is in Kingston, ACT. Their office is located on Eyre Street and they even have a postal address in Kingston. This is quite surprising as they run a website, so you would expect them to only have a website.

Are there listings country wide?

The website claims that there are listings across the whole of Australia. However, when I did a search of the website, I found that many areas did not have any listings. When the company grows, it may have them, but for now most of the listings are in Canberra and in Southern New South Wales.

What kinds of properties are listed on Allhomes?

As you would expect, All Homes lists residential properties. You can buy, sell, rent, or even find a share house on the website. In addition, you will be able to find commercial properties to buy, sell, and rent. Not only that, you may also find businesses on the website. Both residential and commercial properties include listings for buying and selling land.

Although All Homes does have share houses on their website, it would be better for you to use a website just for share houses, as they have more details than are listed on All Homes. For example, a website like Flatmate Finders3 can tell you who else is living in the home and what type of flatmate they are looking for, saving you time in your search.

How does AllHomes compare to other leading real estate websites?

All Homes is much smaller than many of the other real estate websites and consequently shows many fewer listings outside Canberra. When I checked listings for the Canberra region, I was impressed with the number of listings as there were more listings than on some much larger websites. However, when I checked other regions, there were not as many and in some regions none at all.

If you are in Canberra, then you will find that it is much better than other real estate websites. If you are not, then you will find some listings, but not as many. Other than that, the website is similar to other real estate websites, with similar features. What are the features of the App?

The app is very easy to use and you shouldn’t have any trouble finding what you are looking for. You can search by area and then use filters. You start by choosing the type of property you want with a choice of residential and commercial properties. For residential properties you can choose to buy, rent, or to share. For commercial properties, the choices are to buy or lease, or buy a business. You can use filters to narrow your search. Advantages of using Allhomes

  • If you are in Canberra, then you will find the most listings on All Homes. All Homes showed more than 1600 listings, but the Domain website had just over 1400. 
  • If you live outside Canberra, listing your property with All Homes is very cheap.
  • All Homes is very transparent in its pricing. You can easily see how much it costs to list a property on the website. Other websites expect you to contact them to find out.
  • The website and app are very easy to use. It is quite straightforward to find what you want with All Homes.
  • The pricing of listings is very transparent. You can see upfront how much it is going to cost.
  • The website has helpful blog articles about real estate in general and real estate in Canberra.

Disadvantages of using AllHomes

  • You will not find as many listings as on some other websites. I looked for listings in Queensland (as I’ve ben considering moving there with my partner) and only found 96 listings on All Homes. The Domain Website showed 385.
  • Listings are quite expensive for Canberra when you compare the cost to other areas in Australia.
  • The share house section of the website does not give as many details as some other websites, so you may find that you waste time contacting people at a house that is not suitable for you.

FAQs about AllHomes:

Can you find share homes on AllHomes?

You can find share homes on All Homes, but you won’t find many. I was not able to find any outside Canberra using All Homes. When I searched for share homes in Canberra, I found 12. How many people use AllHomes?

The website claims that there are 1.27 million visitors to the website every month and that 157,000 people from Canberra use the website and app, which is about 1.5% of the total number of households in Canberra.

Is there an AllHomes blog?

AllHomes Magazine has a number of different articles on a variety of topics, and you can find a lot of interesting blog articles on the website.

What are the fees for listing your home on AllHomes?

There is a different cost for listing a property for sale which varies according to the region. Actually, there is one price for Canberra and one price for the rest of the country. Sale of a residential property in Canberra is the most expensive at $2350 whereas commercial properties only cost $455. All other areas cost $450 for all residential and $455 for commercial. 

Listing a rental will cost $450 for a residential property and $179 for a commercial property in Canberra. A residential property will cost $225 in the rest of the country and a commercial property will cost $179.

Most of the listings will also feature on the Domain website, so you are getting two for the price of one.

Is using AllHomes worth it?

If you are interested in listing a property or looking for a property to acquire, then it is worth looking at this website, especially if you live in Canberra. You can check out my article on Property Investing to reach Financial Independence HERE.

If you are planning to list your property, All Homes may also be useful in parts of NSW, but for other areas, this website is not well known enough to make it good value for money. On the other hand, if you are looking for a property, it is worth checking it out because there are listings for the whole of Australia. You might be able to find your property on the website. Keep an eye on this website because it is certain to continue growing.

Conclusion

For people who live in Canberra, the All Homes website and app should be your first choice if you are looking at the real estate market. It is also good for people in southern New South Wales. It has listings from other parts of the country, and it is quite cheap in these areas so it makes sense to think about using it. However, currently there are far fewer listings from the rest of the country than there are on other sites. All Homes has been a part of the Domain Group since 2014 and it is expected that All Homes will continue to grow.
